Our Services
Our team of professionals offers planning, architecture, engineering, interior design, and construction management services. We follow university design and construction guidelines, Campus Master Plan objectives, building codes, and ADA requirements to elevate the campus experience.
Constructing a new facility that does not currently exist.
Creating a new addition to an existing facility.
- Renovations or alterations that change existing occupancies
- Renovations or alterations that change life safety components (e.g., fire alarms, fire sprinklers, exiting changes)
- Facility renovation that changes the fundamental purpose, function, or layout of an existing facility (e.g., renovating an office suite to function as a classroom)
- A project or change in facility layout where a major configuration change is required
Planning and Construction's Interior Design department provides direction and oversight for furniture, lighting, paint colors, flooring selections, fixture and finish selections.
Standards and Guidelines provide direction and consistency in our campus buildings.
- Design Standards and Guidelines provide direction for Architects, Engineers, Interior Designers, and Project Management and Contractor teams during the design, renovation, and construction process for 51ԹϺ projects.
- Design Standards and Guidelines should be followed along with the project-specific program.
- Standards and Guidelines have been developed based on long-term durability and aesthetics.
- Furniture Guidelines should be followed but does not preclude the use of other styles or colors.
- Finishes should be carefully chosen to reflect and coordinate with the building finish palette and/or existing furnishings to maintain uniformity of inventory and campus brand.
- Standard finishes keep uniformity of inventory and campus brand.
- Any finishes variance requires approval from P&C Director of Design or the University Architect.
- All furnishing selections should be designed by 51ԹϺ Planning & Construction or reviewed by 51ԹϺ Planning & Construction to promote consistent aesthetics, ADA compliance and appropriateness of installations across 51ԹϺ facilities.
- 51ԹϺ Planning & Construction prioritizes the use of commercial grade products of the highest quality possible to ensure fiduciary responsibility and maximum product lifespan.
51ԹϺ Planning & Construction (P&C) reviews products to ensure:
- Aesthetic compatibility to building and campus standards.
- Product quality.
- Fire safety ratings.
- Warranties.
- ADA compliance
- State and local requirements.
Standards
- All furniture must undergo testing performed only by accredited lab standards.
- Standards create a common basis for evaluating safety, durability, and structural adequacy of furniture products.
- Every five years the testing criteria is reviewed by the American National Standards Institute (ANSI), the national body that oversees U.S. manufacturing integrity guidelines.
- Business and Institutional Furniture Manufacturers Association (BIFMA) provide and evaluate furniture for comfort, safety and durability.
Fire Safety Rating
- All upholstered furniture must comply with fire safety rating requirements for testing the smolder resistance of materials used in upholstered furniture.
Warranty
- All furniture must have a 10+ year product warranty on parts and labor.
- The replacement of, or addition to, existing furnishings should be done with the assistance of 51ԹϺ Planning & Construction.
- Prepare cost estimates, budgets, and project schedules

Campus master plans establish a framework for both short-term (three to five years) and long-term (10 years and beyond) physical and structural improvements and development on 51ԹϺ’s campuses.
Planning and Construction’s work includes all areas of campus including, but not limited to:
- Buildings
- Classrooms and auditoriums
- Laboratories
- Offices
- Conference and huddle rooms
- Restrooms
- Gathering spaces and common areas
- Athletic facilities

Contact Space Management for space space assignments and allocation. Space Management decides who and what goes where on all 51ԹϺ campuses.
How to Initiate a Request
- Visit the request page
- Fill out location; contact and payment account information; and schedule, space, and cost details
- Add any attachments, if you have any images to share
- Select “Submit”
When your project has been received a project manager will be assigned to meet with you to define the scope of work and prepare a conceptual project budget for your approval including a funding commitment.
Upon approval, the project manager will officially begin on the project.

Plant Investment Fees (PIF)
51ԹϺ plant investment fees are included in the project budget of those projects listed as priorities in the capital improvement plan that are funded by the state and/or 51ԹϺ. These include assessments to maintain campus utility and other infrastructure capacities, which the building project will absorb. The following chart indicates the 51ԹϺ PIF to be included in the project budget of those PIF.
