The Facilities Management trade shops specialize in various technical skills to maintain the Maryland Campus. Our shops follow a preventative maintenance program to prevent malfunction and prolong the life of equipment and systems.

Access Services

Access Services manages the master key system and locking devices/systems. The shop’s responsibilities include:

  • Troubleshooting, diagnosing, maintaining, and repairing:
    • Doors and locks
    • Door closers and other hardware
    • ADA buttons
    • Card access system network and database
    • Card access requests
  • Providing estimates for infrastructure changes related to access control

Building Automation Shop

The Building Automations Shop (BAS) maintains and repairs a controls platform that efficiently monitors and operates the HVACR and other mechanical systems throughout campus. This is accomplished through the interdependent relationship between this shop and the HVAC shop. In some cases, BAS includes life safety equipment and lighting. The Shop’s responsibilities include:

  • Maintaining the following: 
    • BAS system servers and databases
    • Maintaining records of BAS system operating conditions
    • Laboratory comfort and exhaust automations
  • Backing up and recovering BAS data
  • Collecting and analyzing data within the BAS network

Electrical Shop

The Electrical Shop manages electrical equipment and systems throughout campus. Their responsibilities include:

  • Troubleshooting, diagnosing, maintaining, and repairing the following:
    • Circuit breakers, transformers, panels, motor controls, and switchgear
    • Emergency generators
    • Electric motors
    • Lighting
    • Various other electrical components
  • Providing estimates for electrical additions or modifications

Fire Protection Shop

The Fire Protection Shop manages all fire and life safety systems throughout campus. Their responsibilities include troubleshooting, diagnosing, maintaining, and repairing the following:

  • Fire alarm systems
  • Fire extinguishers
  • Fire pumps
  • Fire hydrants
  • Fire sprinklers
  • Smoke control systems
  • Other fire protection systems and fixtures

HVAC Shop

The Heating, Ventilation, and Air Conditioning (HVAC) Shop manages the campus’ wide variety of heating, ventilation, air conditioning, and refrigeration equipment. Their responsibilities include:

  • Installing, troubleshooting, diagnosing, maintaining, and repairing the following:
    • Chillers, cooling towers, boilers, pumps, and various other HVAC equipment
    • Hydronic line water chemistry and distribution
    • Building air filters
  • Inspecting mechanical equipment for proper functioning
  • Inspecting occupied areas for comfort

Night Shop

The Night shop consists of a small team that maintains and repairs various systems throughout the campus from 1:30 p.m. to 12 a.m. This multi-craft shop includes the following areas:

  • Access Control
  • Electrical/generators
  • Fire Protection
  • Plumbing
  • HVAC
  • Structural

Paint Shop

The paint shop maintains and repairs interior and exterior surfaces of buildings, structures, fixtures, and equipment throughout campus. Their responsibilities include:

  • Coordinating with Planning and Construction for paint color selection
  • Interior and exterior painting
  • Surface prep for painting
  • Taping and texturing sheetrock and plaster
  • Matching and mixing paint colors
  • Paint booth operations
  • Providing estimates for automotive paint and preparation

Plumbing Shop

The Plumbing Shop manages plumbing systems, fixtures, and equipment throughout campus. Their responsibilities include:

  • Troubleshooting, diagnosing, maintaining, and repairing the following:
    • Underground sewer, storm, and water supply lines
    • Building-level supply lines, fixtures, and fittings for water, waste, steam, and gas
    • Assembling and installing valves, pipe fittings, and pipes
    • Pumps, valves, low-pressure systems, and expansion tanks
    • Sinks, toilets, water heaters, backflow devices, sump pumps, and other fixtures
  • Conducting inspections to identify leaks
  • Treating and opening clogged drains
  • Providing estimates for plumbing infrastructure changes

Structural Shop

The Structural Shop maintains and repairs buildings, structures, fixtures, and equipment throughout campus. Their responsibilities include:

  • Maintaining and repairing the following:
    • Windows
    • Ceilings
    • Roofs
    • Walls
    • Stairs
    • Fixed seating
    • Metalwork
    • Flooring
    • Interior concrete 
  • Providing project estimates for hanging TVs, whiteboards, pictures, etc.
